You find a listing and it gets you. The lot. What the price is actually doing. What somebody did to that kitchen. The thing about that street nobody outside the island knows.
And you tell someone. A client, a friend, the agent at the next desk. You’ve done it a hundred times. Nobody taught you how and nobody wrote you a script.
Here’s the only thing that changes on Friday: you say it once, out loud, and it stays. Then everyone looking at that listing hears it — not just the one person you happened to text.
Same sentence you’d have said anyway. It just stops dying after one person.
Fifteen years in real estate, the last three as a broker. About a hundred deals on my own, then a team of twelve. And for most of that time I did what everyone said to do — I bought leads. Every platform. Every program. Always sure the next one was the one that would finally work.
Somewhere past fifty thousand dollars, it landed.
You can buy attention. You can buy a phone number. You can buy the top of a list. Not one of those is a person deciding they trust you.
So I went looking for the place to be known — somewhere a buyer could see how I think about a property before they ever called me. It didn’t exist. So I spent the last few years building it.
Not more leads. Not a funnel. Not better follow-up. You’ve had eleven people sell you “better.”
It’s a different thing. A buyer pulls up a Maui listing. They watch a few agents talk about that house. They pick one. Nobody has your number yet. Nobody got sold to.
Think about the one who called you already sold. Somebody a past client sent. Or someone who met you at an open house, went home, looked you up, and made their mind up before they ever dialled. No convincing. No competing. Smooth from the first hello.
That happens by accident a few times a year, and it’s the best business you get. The only question is whether it can happen on purpose.
